Riju: "Hi Josh, welcome to our Exclusive interview session for successful realtors? How are you?"
Josh: "Hi Riju, I'm doing well. We are in a dynamic market and markets are shifting on day by day basis. Making sure I am on top of every aspect, so I can deliver the best value to my clients."
Riju: "How you differentiate yourself from others? What exceptional services do you provide to your clients?"
Josh: "My Mindset: I aspire to be my clients' real estate advisor for life. Here are some of the key Unique Value Propositions (UVP):
Customer Service: I am in the business of customer service with passion for real estate. Independent of the type of client, I give my 120% to ensure clients get what they are looking for while getting educated in the whole process.
One Stop Shop: We work as one stop shop for our clients including Mortgage, Buy/Sell, Invest, Renovate, Build, Inspection, and more.
Knowledge: From Buying/Selling to real estate advisory, achieving long term retirement/target utilizing real estate, build cost to zoning, current marketing prices to upcoming market conditions, rental potentials, I cover everything.

Riju: "How someone can start working with you when someone is looking to buy their dream home?"
Josh: "Oh that's easy, just call me on my direct line at 4165652217.Our client journey typically starts by understanding their aspirations and what they are looking for. This is followed by understanding their current family dynamics and financial standing. We have them go through resident mortgage advisor to show their affordability index. Throughout the process, we educate and calibrate so while we advise, client can ultimately make a decision.When it comes to finding the ideal property, we start by casting a wide net. Based on client's liking, the focus is to ultimately get them the property they admire. Lastly and most importantly: Clients are biased on what they know, it's our job to ensure we remove the mental blocks."
Riju: "What is your day like?"
Josh: "Everyday, I aspire to give time to myself, my family and my work. I get up early, go to the gym (in my garage), meditate and get ready for the day. Then, I wake up my kids, have breakfast with them and usually drop them to school. The rest of the day is spent in doing work (business development, partnerships, showings, meeting new clients."
Riju: "Can you provide some useful tips for agents to be successful?"
Josh: "One should find their passion, and shouldn't work purely for the intention of earning money only. Focus on what you like doing and delegate the rest. Otherwise you will be all over the place. Work with clients who are on same wavelength as you, not everyone deserves your service. Focus on your health, and your family. Always remember that tomorrow is a brand new day, so go and conquer what you failed at today. Be humble."
Riju: "What's your selling point? Can you share a brief description of your services?"
Josh: "I cover the whole spectrum and don't stop till I'm satisfied. I always focus on that one extra thing that will give advantage to the buyers/sellers - whether that is showing future potential of the current challenging property, working with City/Conservation to get build potential related answers, figuring out the best mortgage route for the clients or more. I go to places and get value to my clients."
Riju: "What has been your favourite selling experience?"
Josh: "I love tough deals, they make me realize my value. I had worked on a $1.7 million detached Oakville assignment for over 3 weeks while competing with 3 other bidders. It was unprecedented, big down payment and lots of emotions involved. The clients walked away 3 times and yet I was able to bring them back to the table because of my professionalism and going the extra mile. I used Gantt charts, hired two lawyers, worked with the builder, City of Oakville and finally closed the assignment. Results: Client made 500K+ in appreciation by the time the deal was closed. His only regret was losing additional 10K because of not listening to me for the first time and let his emotions take over."
Riju: "What are the challenges you face as a Realtor?"
Josh: "It's a process and we have to go through it. There will be good days and very bad days. The good thing is that tomorrow is a new day to conquer!"
Riju: "What is your current take on the Real Estate Market?"
Josh: "The market is shifting from seller to buyer side, this opens a new array of investment possibilities. At macro level, there are 850K applications for Permanent Residency, 450K/year people immigrating every year out of which 50% settle in Ontario. Canada is one of the best places to live in the world considering its multi-culture, family safety-net, world class healthcare & education system. So, stop trying to time the market and keep a long term perspective."
Riju: "Any knowledgeable words for fellow realtors and upcoming salespeople?"
Josh: "In addition to the tips I've mentioned before, focus should be on getting more clarity on what you want to do and what's your passion. Avoid the unnecessary distraction around you that prevents you from achieving your dreams."
